A SIMPLIFIED STEP-BY-STEP BREAKDOWN OF THE 5 STAGES OF ARCHITECTURAL SERVICES:
1) INITIAL CONSULTATION: (THE BEGINNING)
We offer a free 20 min. initial phone consultation at no cost. During this session, we explore your vision, goal, requirements, budget, and timeline.
2) PRE-DESIGN REQUIREMENTS: (DEFINING THE PROJECT REQUIREMENTS)
Collaborate with the client to understand their vision, goals & requirements.
Conduct Site Analysis and Zoning/Feasibility Analysis.
3) SCHEMATIC DESIGN: (DEVELOPMENT OF PRELIMINARY CONCEPTS)
Prepare conceptual plans & elevations, incorporating more detailed design elements.
4) DESIGN DEVELOPMENT: (REFINING THE DESIGN FURTHER)
Further development of floor plans & elevations.
Recommend & coordinate with other consultants such as Structural Engineer, may occur during this phase (if required as per scope).
5) CONSTRUCTION DRAWINGS: (FINALIZING THE DOCUMENTS)
Generate detailed drawings & specifications that serve as a guide for the construction team.
These documents include floor plans, elevations, sections & details necessary for obtaining permits & executing construction.
Complete all necessary zoning applications.
5) BIDDING OR NEGOTIATION (FINALIZING THE DOCUMENTS)
Assist the client in the selection of the contractor throughout the bidding process or negotiation.
6) CONSTRUCTION ADMINISTRATION (THE BUILDING PHASE)
Acts as a liaison for the client & contractor throughout the duration of the project.
Site visits to inspect progress & provide consultation to any construction-related questions.
Review & approve contractor pay requests.
Review, approve & provide shop drawings.
Amend construction documents throughout construction as required or requested.
